Argentia offers due diligence and transaction support services to buyers and sellers of mortgage loans.

Services provided to loan portfolio buyers include:

1. Review and summary of the loan structure and terms
2. Loan re-underwriting
3. Auditing Argus analyses
4. Property inspections and review of third party reports
5. Significant tenant research and credit reviews
6. Borrower, sponsor, and management company reviews
7. Summary market research for new supply and local broker calls
8. Preparation of a loan/credit summary for internal approval
9. Rollup of findings

Services provided to loan portfolio sellers include:

1. Data-tape preparation or verification
2. Asset Summary Report (ASR) preparation and underwriting update
3. Loan file organization and file scanning to prepare electronic files
4. Provide recommendations for optimizing the loan sale

Loan sales

Argentia assists smaller lenders in the sale of defaulted loans or loans that no longer fit within the lender’s portfolio. In carrying out this service, we work closely with the lender’s Asset Manager or Credit Officer in updating the property’s operating and/or entitlement status and prepare a summary presentation of the investment opportunity. We then locate a buyer and work with the Lender in closing the transaction.

Commercial real estate due diligence

Argentia provides services to assist investors in understanding and analyzing a prospective or current commercial real estate asset. We consider the asset’s competitive advantages, examine its tenants, and analyze the property’s current and prospective operating performance. Our commercial real estate due diligence services include:

1. Rent roll analysis, lease abstracting, and estoppel monitoring
2. Operating statement analysis
3. Argus DCF analysis
4. Property inspections
5. Market analysis and competitive supply and demand review
6. Review and comment on other due diligence third party reports, such as an appraisal or a property condition report
7. Municipality due diligence to confirm property compliance
8. Assist in overseeing a transaction closing

Site Inspections – multifamily and commercial properties

1. Verification that reported tenants are in place and operating under normal circumstances
2. Observation of neighboring property uses and neighborhood trends
3. Investigation of new competition coming on line and new investment or redevelopment that may be taking place in the sub-market
4. Identification of systematic deferred maintenance issues
